1. SCOPE OF WORK The Property Maintenance and Repairs Services must be delivered at the Embassy of Canada to the Philippines, in Manila The detailed requirements given are intended to provide minimum guidelines for the work that is to be performed and are not intended to be exclusive instructions. The work includes the provision of periodic services required to meet operational needs. Services must be provided in accordance with the specifications outlined in this Statement of Work and must support a clean, safe, and professional environment at all times while not interfering with the daily operations or activities of the building’s occupants, clients, or visitors. 2. TASKS / REQUIREMENT The section below defines each type of service that may be requested on a “AS-AND-WHEN REQUESTED” basis but is not limited to: a. Plumbing Repairs and Installations • Repairs of installed plumbing fixtures; • Installation of new plumbing fixtures; • Removal and replacement of existing plumbing fixtures; • Installation of new water supply or drain lines using appropriate materials in conformity with local building codes; and • Repairs of existing water supply or drain lines in conformity with building codes; and caulking work of bathtub and sink. b. Electrical Repairs and Installations • Repair of existing electrical fixtures, outlets and switches; • Installation of new electrical fixtures, outlets and switches; • Removal and replacement of existing electrical fixtures; • Repair and/or installation of electrical circuits using appropriate materials in conformity with local building codes; and • Replacement of hard-to-reach light bulbs. c. Carpentry, Masonry and Maintenance of Building Structures and Fixtures • Maintenance of building structures, including repairs to building structural supports, foundations, roofs and exterior fixtures; • Installation and/or repairs of exterior fixtures such as eaves troughs, downspouts, roofing repairs and repairs to trim; • Painting of exterior and/or interior surfaces as specified by mission management, using appropriate materials and acceptable Canadian or local comparable standards; • Carpentry repair and adjustment Work, e.g. picture hanging, building a shelf, etc.; • Masonry services to repair foundations, brickwork and decorative features; • Landscaping services to ensure proper drainage away from building foundations, and prevent flooding; and • Installation and repairs of air conditioning systems (except on going preventative maintenance. Note: A/C repairs require specialized personnel). d. Other Services • Other repair services as required and approved in advance by the Mission Property Team or Project Authority.
